Terms and Conditions



Bookings are subject to the following terms and conditions:

YOUR BOOKING AND Payments

  • A contract between you and the owner will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates.

  • The deposit/full payment must be paid within 3 days of the booking being placed.

  • The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

  • A 50% deposit of the holiday cost is payable at the time of booking and is none refundable. 

  • Bookings made less than 42 days before your arrival date must be paid in full. The balance when paid is none refundable.

  • The balance must be paid no later than 14 days before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.

  • All cancellations must be notified in writing and once received we will confirm the cancellation.

  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

  • If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.

  • If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full.

  • The maximum number of persons occupying the property must not exceed (bed spaces plus 2) and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.

  • Please be advised that no extra overnight visitors are allowed to stay at the property.

  • Bookings cannot be accepted from persons under eighteen years of age.

  • The owner reserves the right to refuse a booking without giving any reason.

  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.

  • Tenancies normally commence at 3pm on the arrival date and guests are required to leave the rental by 10.30am on the day of departure. Failure to do so may result in you being charged a further day’s rental.

  • Smoking is not allowed in the property.

  • Vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.

Your responsibilities whilst onsite

  • As the person booking the holiday, you are responsible for the behaviour of all members of the party whilst on the Location. You are also responsible for the safety of all members of the party. If any person in your party has any mobility issues you are responsible for helping them in an emergency.

  • You are responsible for the behaviour of all members of your party. Please show consideration to other guests, our staff and our Location. Noisy or disruptive behaviour, especially after 10pm, wilful damage to the Location or cottages or other behaviour considered by our staff to be inappropriate may result in us asking you or a member of your party to leave the Location immediately. No refunds or compensation will be given in these instances, and we reserve the right to claim compensation for damages or inconvenience caused.
    To respect the enjoyment of others, we ask that noise levels are kept to a minimum after 10:00pm.

  • Children remain the responsibility of their parents or guardians at all times in the cottages and on the Location. Please ensure that your children are supervised at all times.

  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification.

  • If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.

  • Please note that smoking / vaping is not permitted in any cottage.

  • For safety and privacy reasons we do not allow the public use of remote-control helicopters, quadcopters or drones at our locations.

  • Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.

  • Please make sure you switch off lights, any electrical appliances when you go out. 

  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

  • The client may in no circumstance re-let or sublet the property.

  • The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.

  • All inventory must remain in the property and not be taken to another property

    PETS

  • We only allow 2 dogs maximum, no other kinds of pets.
     -Dogs must be booked in and the cost is £20 per dog.
     -Please don’t let dogs on the furniture, especially sofas and beds.
     -Guests are responsible for cleaning up after their pets.
     -Please clean muddy dogs using the outside tap (by the garage) and the dog towels provided.
     -Dogs must not be left alone in the property at any time.  
     -If the property requires additional cleaning due to excessive dog hair or if dogs have been in the bedrooms, or on a sofa, we will charge a £75 fee to cover the extra cleaning costs.
     -You are responsible for your dog and you will be charged for any damage caused by your dog.

  • Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.

  • We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.

  • Please use the designated barbecue utensils and clean the barbecue after use. When coals are hot and the bbq is unattended please ensure the lid is closed. 

  • Fireworks, Chinese lanterns, firepits, candles and portable bbqs are prohibited.

  • Check-out – by 10.30am on the day of departure. The responsibilities as a guest are empty the bins, put the dishwasher on and put all dirty towels in the bath. 

  • If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.

  • Wi-Fi – the guest agrees to reasonable and lawful usage.

  • Domestic electric vehicle chargers we currently do not allow to run from the property. 

  • Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.

  • Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.

  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.

Hot tub (only applicable for Alice’s Cottage)

  • To ensure the safe and enjoyable use of the hot tub we request that you read through and adhere to the rules of this safety document.

  • We will take no responsibility for items in this policy that have been ignored.

  • We require access at anytime to the hot tub to measure the PH, long with visually checking the hot tub. 

  • The hot tub will be turned off and rained before 9am on the day of your departure. 

  • Please take the bobber out of the hot tub when you are using it. 

  • We do not advise use of the hot tub during pregnancy, please contact your doctor for advice before entering the water.

  • People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection or irritating your condition.

  • Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor.

  • No children under 5 years are allowed in the hot tub.  All children (under 18) should never be left unaccompanied by an adult. 

  • Never use the hot tub while using or after using narcotics or other drugs that may cause sleepiness, drowsiness or raise/lower blood pressure.

  • The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.

  • Avoid using the hot tub immediately after a heavy meal.

  • At 38-40°C, limit your time in the hot tub to a maximum of 20 minutes.

  • Do not immerse your head in the hot tub water.

  • Take care when entering and leaving the hot tub. When leaving the hot tub leg muscles may be relaxed enough to make you unsteady.

  • No glass or sharp objects in the spa area.

  • Do not use any electrical appliances near/in the hot tub.

  • If any fault or damage occurs with the hot tub please contact us at the earliest convenient moment.

  • Shower with soap and water before and after using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams etc which reduce the effectiveness of the spa sanitizer which disinfects the water.

  • Do not sit or walk on the hot tub cover.

  • Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate.

  • Take care on the decking/hot tub steps as water from the tub can cause it to be slippery.

  • Do not enter the hot tub if you are allergic to any kind of chemicals.

  • If any allergic reaction occurs leave the hot tub and rinse off in the shower. If the reaction persists contact reception or go to a local doctor.

  • Do not turn hot tub isolation switch off as the hot tub’s power needs to be turned on to carry out the cleaning cycles.

  • Ensure no contaminants ie. bubble bath, alcohol, oils etc are placed in the water as this can upset the chemical balance of the water and can result in allergic reactions.
    Please Note
    You use the hot tub at your own risk. Please take care, we cannot be held responsible for your safety whilst you are using the hot tub. Surfaces may be slippery when wet. You will be held responsible for any damage and costs involved.

  • IMPORTANT: If the hot tub needs to be shut down due to misuse, you will incur a £50 charge to refill it.

Health & Safety

We take your safety very seriously here at Priory Cottages so it would be great if you could take the time to read through this information.

Firstly, the instruction manuals for all the electrical appliances are located in your cottage in the bottom draw in the kitchen. Please read through these if you are unsure how to use the appliances.

Please be aware that there are tiled floors in the kitchen area, downstairs bathrooms and upstairs bathrooms. Tiled floors can be slippy when wet.

Please ask if you require grip rails, rubber bath mats or an extra cotton floor mat.

Water from the hot taps may be HOT.

There are a variety of domestic cleaning products in the cupboard under the sink. Please supervise children when using any of these products.

There is a water feature in the central courtyard, please supervise children as the water can be deep.

The cottages are open to the orchard/grassed area to the rear and eventually to fields and the farmyard, children must always be supervised in the areas surrounding the cottages.

There are sharp knives in the cutlery draw, please use with caution and please always supervise children.

We are a Grade 1 listed heritage site, paved pathways are uneven, please take caution.

Cleanliness has always been our top priority. It’s even more critical as we all aim to reduce the spread of infection. According to the CDC, it’s possible for someone to contract COVID-19 by touching a contaminated surface—like a doorknob or light switch—and the virus may live on some surfaces for several hours or even days. That’s why we make sure to clean and disinfect frequently touched surfaces often, especially between reservations.

Fire Safety

The use of candles is not permitted in any of the cottages.

Please make sure you read the fire safety instructions located on the back of the front door in the case of an emergency. Each cottage has an individual fire procedure. Please ensure you read through this information. In the event of a fire please ensure you leave the building via the patio doors. Make your way round the site perimeter to the assembly point in the car park. Each cottage has a fire extinguisher and fire blanket. Be sure to keep fire exits (the main entrance and patio doors) clear of obstructions.

Before retiring to bed, you should know:

  1. The nearest means of escape

  2. The nearest fire alarm, call point and how to use it

  3. All doors to and from corridors are to be kept closed

Any person discovering a fire by DAY should:

  1. Vacate the room ensuring the door is shut behind you

  2. Operate the nearest fire alarm

  3. If you hear the fire alarm go immediately to the nearest fire assembly point using the nearest exit.

Any person discovering a fire by NIGHT should:

  1. Make sure all others in your room are awake

  2. go to the assembly point using the nearest exit
